Snagging is the process of checking a new build property for defects, poor workmanship and more serious issues that would fail building regulations. Almost anything in a new property can be snagged during a snagging survey. A snagging inspector will look for anything broken or damaged during the construction process, review how well fixtures and fittings have been installed, and check the quality of building and decorating finish. An example of the types of issues a snagging inspector might find could include scratches on a windowpane or worktop, poor paintwork, faulty extractor fans, mislaid turf, a staircase outside of tolerance or poor caulking.. A typical new home in the UK will return over 150 snags as most developments are built on mass and to tight timelines.
"Snagging" is a necessary process of identifying issues with your new build property. Snagging issues range from leaks, heating faults, un-level ceilings, floors and walls, damaged units, missing insulation, poor joinery and structural issues. It can also be a small defect or problem that remains in your property after the building work has been completed. It is typically something that is damaged or broken; not fitted properly or looks unfinished –
We recommend as soon after completion as possible. Most inspections are carried out within the two weeks after completion. However an inspection can be carried out all the way up to the 2 year mark of the Builder Warranty.
We no longer offer a pre completion inspection. The reason for this is that a pre completion inspection is extremely limited in what we are allowed to inspect, we are not allowed to use tools or reference any failures in building regulations/tolerances or warranty provider tolerances.
We do not believe in giving a homeowner a partial report on there property.
Whereas a post completion inspection we will check everything and will not have our hands tied.

Snagging can be done by the home owner. Although unless you have been in the trade and know what defects are likely then these will go missed. A professional snagger will methodically go through your home and look for obvious signs of poor workmanship and he will look for any building regulations that have been broken. They can also look for defects that will not show up until months or years after completion.
On average we can detect 150 snags in any new build although this can go above 300 in some particularly rushed houses.
A report will consist of individual photos of all the snags with a description of the fault next to it.
It will be supplied as a PDF via e-mail or Whats'app.
This can then be passed on to your house builder.

That is not a problem, completion dates change all the time and we can re book your inspection.
The site visit can take anywhere between 5-8 hours depending on size of property. Your report will be sent to you either straight after the inspection or within 24 hours.
